Loan Resolution Advisors, LLC provides advisory services to Lenders or Borrowers with problem real estate loans or Investors looking to capitalize on market dislocations. Loan Resolution Advisors principals have an extensive background in originating real estate debt and equity investments and because we were through previous real estate down cycles, have extensive experience restructuring both secured and unsecured real estate debt. LRA also brings its unique perspective gained from our prior experience in acting on behalf of lenders and direct and indirect owners and investors in all levels of the capital structure.  
 
It is more efficient and effective for Lenders to outsource the Special Assets function for problem loans even if the portfolio is large enough to support a staff of Workout/REO officers.  The knowledge, talents and experience of our staff in work-out analysis and negotiations typically far exceed those of the employees a lender is able to attract to these positions.  Additionally, the expenses related to an internal Special Assets staff are fixed and non-controllable; whereas, the expense of outsourcing the Special Assets function is a variable and controllable expense. Services include:

  • Evaluating the loan and the underlying real estate
  • Providing an action plan recommending strategies to maximize loan recovery;
  • Coordinating With other third party due diligence and service providers;
  • Negotiating with owners and other lenders in the capital stack; and,
  • Providing ongoing evaluation and collection efforts.

Loan Resolution Advisor Strategic Action Plans provide clients with a thorough understanding of their individual loans and include a recommended strategy on how to maximize proceeds for the loan’s eventual repayment.  We will objectively evaluate:

  • The Real Property
  • Local Market in Which it Resides;
  • The Borrower;
  • Any Guarantors;
  • The Loan Structure;
  • The Loan Documents;
  • Any Secondary Collateral; and,
  • Any Other Relevant Factors.   
Loan Resolution Advisors will utilize this analysis to provide clients with strategic advice.  This empowers our clients, allowing them to make informed decisions in order to maximize their loan collection.  LRA provides an analysis of each loan’s attributes/characteristics as of when the loan was underwritten, as the loan exists today and a recommendation for the ultimate resolution resulting in the most valuable outcome for its clients in a timely fashion.
 
LRA Strategic Action Plans are defined in scope and are provided at a fixed price.  The fee structure is influenced by the complexity of the problem, the expected time required for resolution and occasionally the size of the loan. This allows our clients to fully understand what they are paying for and why.  Loan Resolution Advisors is not conflicted because it doesn’t manage, lease or sell property, purchase distressed loans, or provide legal or accounting services and is motivated to be productive solely for its clients.  We do not accept referral fees.
 
Evaluation And Collection Efforts:  Each loan will be summarized detailing why the loan was originated, include an analysis of the original closing statement and funds flow, a summary of the relevant issues surrounding each transaction, determine whether or not additional funds should be advanced to complete renovations, invest in capital improvements or leasing expenses, whether or not Borrower should remain involved and other detail etc...  In addition task/check lists will be created for follow up loan by loan.

Loans Where Deed In Lieu's should be Negotiated

Loans With Forbearance/Modification Agreements
Loans In Discussion With Borrower
 

LRA will create a Portfolio Report; a working document that can be updated as additional information is learned and can be used by its clients to track loans as they move through the various categories through eventual collection. 

 

LRA is available to continue due diligence and collection efforts.  The client remains fully informed in all instances.  Ongoing analysis and reporting to client will continue formally on a monthly basis and informally as needed.  Client consents are obtained at various stages as required by the client.

  
Finally, Loan Resolution Advisors recognizes that there are sensitive concerns for any firm utilizing an outside contractor in the resolution of its problem loans.  We understand that our actions will reflect on the business and community image of our clients and will take the utmost care in representing our clients in a courteous and professional manner.
